Truth be told, moving in NYC is very similar to moving in any location with the added complication that you likely don’t have a lot of space to work with. Therefore, our first tip, start today, applies even more to our New York City clients. Whether you’re just contemplating a move, have a listing in the works or your home is already on the market, it’s never too early (or too late!) to get started. You can begin by putting away personal items like family photos and knick knacks, paring down your wardrobe to things you’re wearing right now. and removing excess furniture. Moving is stressful. Yep, super super stressful – but you can make it more manageable by breaking down your to do list into small winnable tasks. Don’t look at your entire home and throw your hands up in despair, rather plan to declutter small areas so you can start and finish in a reasonable time. For example, the cabinet beneath your bathroom sink is a great place to begin. Get rid of expired cosmetics, donate lotions and potions you never opened (especially those little travel ones you picked up in hotels) and consolidate and/or eliminate any duplicates so you have less to move when the time comes.

Generally speaking, we don’t advise renting a storage unit. Not only will it cost you up front, but if you just relocate your items, rather than doing a through declutter, you’ll also spend money moving things you won’t necessarily want in your new home. But living in NYC can definitely present unique challenges and if you don’t have any other options for getting things out of your home, it may be necessary to rent a unit for showings. For example, if you store your bike in your apartment and you don’t use it every day, it’s best if you can move it somewhere else. Even though everyone looking at your home will know space is limited, you don’t want to remind them of that fact by highlighting a lack of storage.

Very few people are able (or want) to live a minimalist lifestyle, but when your home is on the market, you have to at least pretend that you do. Clean counters, closets with extra room and minimal decor will lead prospective buyers to believe that there will be room for all of their stuff. Conversely, if you leave things lying around and every drawer, closet and available flat surface is full of your things, your home will appear smaller, disorganized and non-functional. So when you’re decluttering, keep the mantra “less is more” in your mind with the idea that your home will sell faster and possibly for more money (the more part!).

Whether you’re able to do it yourself or you need to call in the experts, your home should go through a thorough deep clean before you list it. Sparkling surfaces, clean floors, pristine bathrooms and perhaps most importantly, crystal clear windows will all make your home more sellable. In NYC, even a tiny view of the skyline can increase the value of your home. We highly recommend investing in this step if necessary because it really can make or break a sale.
