Want to Get Organized?

Putting your home on the market can be incredibly stressful and having a checklist can help you break down the process into manageable tasks. If you’re preparing to list your home, we’ve created a step-by-step guide to ensure you don’t overlook any crucial elements. Keep reading to get our best advice!

A home that’s full to the brim in every available space will appear smaller, non-functional, and hard to manage. The last thing you want is for potential buyers to be turned off because all of your stuff makes them believe that their things won’t fit.

Decluttering for the market is different from every day decluttering. You have to be ruthless with your decision making and smart about what you can box up and move out of your living spaces for the time your home will be listed. We’ve written an entire post specific to this topic, Decluttering For Moving: A Complete Guide, that has tons of information if you’re struggling to pare down your home.

This may seem like a strange thing to do because, presumably, the furniture you have in your home is necessary. But the fact is, once you declutter and move non-essential things out of your living spaces, you may be able to temporarily relocate some pieces. Taking out things like ottomans, end tables, and even recliners can make a huge difference in how a room looks. Yes, you may be more comfortable stretched out on the couch while your partner has the Lazy Boy, but for the time being, you may both have to make do on the sofa. If you’re lucky enough to have a garage, a basement or an attic, take advantage of it and move out as much as you reasonably can.

When preparing for the market, the ultimate goal is to make your home an empty canvas for the people who will be looking to buy it. If you have tons of family photos, personal items, kid’s artwork, etc strewn throughout every space, it will be hard for people to imagine their things in your home. The less potential buyers know about you and the less they have to work around your stuff, the better the chances for a quick sale. So box up as much as you can knowing it will only be temporary and you can hang it all back up in your new home.

One of the easiest ways to pare down the amount of things in your home is to store out of season items. For example, if you’re listing in the spring, grab some bins and pack up fall and winter clothes, boots, sports equipment, etc. and if possible get them out of the visible living spaces. This applies to anything you won’t need or use for the next few months. If need be, you can switch things out if your home doesn’t sell within the current season.

As perfect as your pets may be, the fact is, they’ve likely had an accident or two in your home. While it may be impossible to erase their presence completely, the less potential buyers have to wonder if there’s any pet damage, the better. It’s worth the time to pick up toys, put leashes in a closet and stick dishes into a cabinet. Sure, it’s probably going to be a pain since you use those items multiple times a day, but if you take 10 minutes or so (especially before a showing), it may be the small edge you need to make the sale.

You’ve undoubtedly put a lot of time, effort and money into decorating your home. And you likely chose things that represent your taste and style – and the addition of those items make your house a home. But variety is the spice of life and as much as you may think your decor is perfect, it’s very unlikely other people will feel exactly the same way. You don’t have to remove everything, but the more neutral you can make your home look, the more it will appeal to wider group of people. Additionally, lots of small knick knacks that have meaning to you may look chaotic to someone who doesn’t have any attachment to them, visual clutter is a real turn off so minimizing that will make a big difference.

Another contributing factor to visual clutter is flat surfaces that are covered by your things. Mail, magazines, and books in your living room; makeup, deodorant and perfume in your bathroom; dishes, jars and spices in your kitchen – you get the idea. It all needs to be cleared away so your countertops will sparkle and appear clean and spacious. Even things you use everyday like a toaster, for example, should be temporarily put in a cabinet for showings. Every inch counts when you’re trying to sell your home and clear surfaces project ample storage and functionality.

Whether you can handle small repairs yourself or you need to call in a professional, it’s vital to take care of these projects before you put your home on the market. Patching walls, painting (even touching up baseboards or handrails), and making sure all of the lights are working are all examples of ways you can make your home appear fresh and new. Other things like water stains, crooked cabinet doors or cracked floor tiles may just be small repairs but they may raise red flags when people are doing walk throughs, so handle those things before they become an issue.

This is such an important step so don’t overlook it. Again, if you can’t do it yourself, it’s worth bringing in professional cleaners to do the job correctly. In a competitive market, things like dirty windows and floors, dusty surfaces and greasy appliances will convey that your home is not well cared for and can make buyers hesitate to put in an offer. People need to believe that every space has been tended to and a perfectly clean home will show that you put in the effort to maintain the highest levels of efficiency.

If you live in a home with a yard, a driveway and a sidewalk to your front door, there is so much you can do to make a good first impression. Put away outdoor toys, sports equipment and lawn care tools, make sure your yard is cared for (hire a service if necessary) and even consider pressure washing the front of your home if needed. In small quantities, potted plants and flowers can be a nice welcoming touch, but make sure they don’t add visual clutter. For the interior of your home, a vase of fresh flowers on your dining room table is a nice touch but remember, the best impression you can leave is one of a clean, uncluttered, efficient space.
